Conveyancing is the legal process of transferring ownership of a property from the seller to the buyer. It begins once your offer is accepted and continues until the transaction is completed and you receive the keys. At MECS, we work closely with trusted conveyancers to ensure a smooth, efficient experience from start to finish.
The first step is instructing a conveyancer or solicitor to act on your behalf. They will carry out ID checks, review your offer, and request the draft contract from the seller’s solicitor. It’s important to choose a reliable legal professional who understands the local Birmingham market and communicates clearly throughout the process.
Next, your conveyancer will conduct property searches and checks. These include Local Authority searches, environmental reports, and checks on water and drainage. These searches highlight any potential risks or restrictions, such as planning issues or flood risks, giving you peace of mind before you proceed.
Once the searches are complete and your mortgage offer (if applicable) is secured, your solicitor will review the contract. They will raise any necessary enquiries with the seller’s solicitor, confirm the terms of the sale, and ensure all legal paperwork is in order. This stage is key to avoiding unexpected issues later on.
When everything is approved, you’ll sign the contract and agree a completion date. At this point, you’ll pay your deposit — usually 10% of the purchase price—and contracts will be exchanged. This makes the sale legally binding, and you can begin planning your move with confidence.
Finally, on the agreed completion date, the remaining funds are transferred, and you officially become the property owner. Your solicitor will register the ownership with HM Land Registry and pay any applicable Stamp Duty Land Tax. Once complete, you can collect your keys and move into your new home.
