2. Make the Right Choice of Agent 

With a plethora of estate agents available it is vital, as a vendor, to consider certain criteria, which are critical in obtaining the maximum exposure and subsequently the maximum price for your property: -

1.    Opening hours
2.    Availability to conduct viewings
3.    Presence in High Street
4.    The marketing the agent will provide for your property  

You should also check if your agent will organise your government-required Energy Performance Certificate on your behalf or if you need to arrange this yourself? MECS can arrange this for you. You must have commissioned an EPC before your property can be marketed.


3. Choosing the right solicitor 

An efficient and experienced solicitor will ensure that the sales process is successful. Therefore, we advise that vendors carry out research before marketing a property and instructing a solicitor, as a knowledgeable legal process can avoid any delays.

4. Property Presentation 

To create that desirable first impression to ensure a successful sale it is crucial that your property is viewed at its best, therefore attending to any pending DIY projects.  i.e. coat of paint makes the property appealing, decluttering will allow the rooms to appear larger and suit their purpose.

In one visit MECS will take high quality photographs, produce floorplans and write comprehensive property descriptions.

5. Marketing 

Optimum media exposure will be provided as this enables wide access to the market and the perfect buyer.

When MECS are instructed to sell your property, you will automatically benefit from our unrivalled, comprehensive marketing package, including: -

iii.     email and SMS alerts and PR.

6. Viewings 

MECS operate longer opening hours, which are essential to maximise viewing opportunities of your property.  We provide late and weekend appointments, which enable potential buyers to view properties outside of working hours. As the viewings are always attended by MECS personnel we can provide our expertise to help sell your property.

Our offices are open 9am-5.30pm Monday to Friday and 10am-2pm Saturdays. In addition, we will hold viewings up until 7pm on weekdays to show your property to the maximum people.


7. Offer Received 

Once an offer is received MECS will notify you by correspondence and verbally. 

If there are any special conditions regarding the offer will be stated in writing, the buyer's ability to proceed with the purchase will be checked prior to your decision whether to/or not to accept the offer.


8. Agreed Offers 

Following acceptance of an offer MECS will: -
-    prepare a memorandum of sale: 
-    Notify all parties, in writing, to confirm agreed price

Your appointed solicitor will send a draft contract to the buyer's solicitor who will conduct preliminary enquiries.

MECS will advise and negotiate on your behalf, ensuring that you are kept informed throughout this process.


9. Enquiries & Solicitors' searches 

Your solicitor will obtain and purchase any appropriate 'searches' for your area whilst your offer is subject to contract, to ensure there are, for instance; no disputes over the land (including neighbourly disputes!), to no plans to build a motorway through the property, check that it is not built on a potentially dangerous site. 

Obtaining a survey

Consideration given to employing a chartered surveyor who will carry out a home survey, highlighting any structural issues with the property that could eventually save you thousands of pounds in costly repair bills. 

We will be the contact for all parties, including the buyer, vendor and their solicitors. If any problems arise during the process, we will endeavour to resolve them.
 

10. Exchange & Completion 

Once all of the paperwork has been completed between both parties, we will ask for an exchange to occur, completion will normally happen one week after the exchange.

When the contract has been signed by both parties the deposit will be transferred or paid by the buyer's solicitor to your solicitor. Once payment has been actioned a completion date can be booked in.

When all monies have cleared you will be contacted by your solicitor and keys will be released. Spend the money wisely.
