Viewings 

To ensure you have all the information and help that you need when searching for your new home it is our policy to accompany you to view properties. Viewings are by appointment, daily Monday to Friday (10am – 7pm)  and Saturday mornings (10am – 2pm).  We will cater for all of our customers, and will be happy to arrange a viewing outside of these times if given enough notice.

On choosing a property

Congratulations you’ve found your new home! Now your next step is to complete a tenant registration form  and secure the property with the administration fee. With your completed form we will obtain a number of references about your renting and employment history, from this we will decide whether you will be a suitable tenant for the property.

Tenancy agreement 

The assured short hold tenancy agreement (AST) has to be signed by all occupiers of the property that are over 18 years old and the landlord or agent. The AST forms the legal basis for the terms and conditions of the let so please take time to read it carefully and understand it. Feel free to contact us with any questions that you may have.

Inventory 

An inventory is required for every property, it is a detailed description of the condition and contents of the property. A copy will be held either with the landlord or in the MECS Lettings office; a further copy will be supplied to the tenants. At the end of the rental period we will use the inventory to cross reference  the property and its contents against its present condition.

Rent and Deposit 

A payment of one month’s rent is payable in advance and a similar amount is required as a deposit, also payable in advance. This deposit will be repaid at the end of the letting period, less any deductions for breakages or damages that are found during the inventory check-out. 

References

If your references are unsatisfactory and do not pass our criteria, you may be asked for a guarantor to complete the application process,

The keys can now be collected and you can move in! We wish you the very best.
